Happy Spring! Happy Passover! Happy Easter!

Whether you celebrate Passover or Easter, this is a time of year for families to come together to commemorate two important religious holidays. Both closely follow the vernal equinox (March 20), the official beginning of spring, and the return of our glorious Florida weather. It’s also a great time for families to get together, perhaps for a feast, the year’s inaugural beach picnic or maybe the season’s first dip in the Gulf of Mexico.

There are few things more heartwarming than watching children dressed in spring’s finest merrily collecting a basketful of colorfully decorated eggs mysteriously left by the Easter Bunny, or having them participate in their first Seder.

It’s also a time for reflection and sharing. For many, this is a time to open our hearts and our homes to friends and to those less fortunate to share the bounties for which we are most blessed. Speaking for us, we are truly blessed.

Homeowner’s Insurance Demystified – Protect Your Biggest Asset

Disaster Protection. It’s another name for homeowners insurance. We need to protect what for most of us is our most important asset. Here are some tips on what it covers and some things to keep in mind.

Standard homeowners insurance includes the following coverage:

  • Structural coverage. Pays to repair or rebuild your home if damaged by fire, hurricane, hail, lightning or other disasters outlined in your policy. Does not include coverage for flood damage or normal wear and tear. Detached structures are also usually covered to about 10% of the coverage for your home.
  • Personal Belongings. Furniture, clothing, etc. If they’re stolen or destroyed by an insured disaster, coverage usually ranges between 50% to 70% of your structural limit.
  • Liability. If you, your family or your pets cause bodily injury or property damage to others, this covers your court defense and awards up to the limit of your policy.
  • Additional Living Expenses. If a fire, storm or other insured disaster makes your home uninhabitable, your hotel, meals and other living expenses are covered to certain specified limits.

If you need coverage in excess of what is included in a standard policy, speak to your agent. You do have an agent, right? If not, here’s some advice on finding one:

  • First, make sure your prospective agent is licensed. Not all are. It’s also best to use an agent licensed in your state in case there’s a problem.
  • Shop around. Get a minimum of three quotes. Use the same coverage limits when shopping so you’re comparing apples to apples.
  • Reliability. Choose a company that has been financially sound for many years.
  • Personal Service. Choose a company that is responsive to your needs, has a track record of handling claims efficiently. Ask friends and business associates for recommendations.
  • Trust. Choose a company you trust to respond quickly and professionally.

Renters and Condo Owners Take Note

  • Renters. Renter’s policies cover your possessions. Your landlord does not usually cover them.
  • Condo Owners. An HO-6 policy will cover your belongings as well as the structural elements you own.
  • Levels of Coverage:
    • Actual Cash Value – your policy pays for replacement of your home and/or possessions less depreciation.
    • Replacement Cost – pays for rebuilding or repairing your home and replacing your possessions with no deduction for depreciation.
    • Guaranteed/Extended Replacement Cost – pays for the cost to rebuild just as it was even if the cost exceeds your policy limit.

You never get a second chance to make a first impression.

“Curb appeal,” the impression a buyer gets from an initial visit; often a determining factor between a quick sale and a home lingering on the market.

  1. Spruce up your lawn. Make sure your grass is clean, green, and weed free. Lay new sod if necessary.
  2. Prune. Trees and shrubs increase curb appeal. If they block the entrance, prune and remove dead growth.
  3. Address. Make sure it’s clear and visible.
  4. Cheer up. Add splashes of color with seasonal flowers in beds and pots to give the home a bright, cheery look.
  5. Mmmm, what’s that smell? Add fragrance by planting jasmine and gardenias. Nothing like a sweet scent to make a great first impression.
  6. Mulch. Add cedar mulch for an elegant, well-maintained look. It cuts down on weeds and protects root systems, which means less maintenance for you.
  7. Sweep. Be sure to keep the entry to your home free of any debris, cobwebs, etc.
  8. Light it up. Nighttime curb appeal is important. Add exterior lighting for warmth and drama. A well-lit walkway is inviting, suggests a feeling of security. Up lighting large trees creates an impression of space.
  9. Clean your gutters. Make sure they’re in good repair.
  10. Pressure clean. Scrub your sidewalks, front walk, driveway, decks and all exterior siding.
  11. Use Windex. Make sure your windows are squeaky clean.
  12. Lose the clutter. Store all tools and equipment completely out of sight.

Questions to Ask:

Before listing your home, walk across the street. Use a critical eye to assess its curb appeal. Be objective.

  • Wow Factor. Does it have the “wow factor” that sets it apart from other homes on the market?
  • Is it clean, neat and inviting?
  • Is the front door visible and welcoming?
  • Do you like what you see?

No? Remember, most buyers are looking for a home in as close to a “move in” condition as possible. Enhancing its drive-by appeal is one of the most important things you can do. Most of the items listed above are simple, relatively inexpensive, will provide you with a healthy return on investment and just might get your home sold faster.

This very special sixth annual event will take place at The Club Level in Raymond James Stadium, one of the Tampa-St. Petersburg area’s signature venues.

We’ve been producing Martinis For Moffitt since 2006. In that time nearly $250,000 has been raised to benefit Moffitt Cancer Center. Last year, we donated $66,000 to Moffitt’s Advanced Prostate Cancer Center Collaboration. Over 80 percent of those monies were used to directly help find a cure for prostate cancer. This disease claims the lives of over 27,000 people each year.

Martinis For Moffitt has become one of the largest independent fundraising events for the Moffitt Cancer Center Foundation.
