Short Sales can be a viable option for owners when their real estate is worth less than what the market will bear, and/or they can no longer afford to make mortgage payments. Sounds simple. But it’s really not.

The short sale process is rife with pitfalls, but they’re avoidable. The key is picking a Realtor who possesses the extensive training and professional experience to navigate both the seller and the buyer through what can be a laborious short sale process. Your best bet is to choose a Realtor who has earned their Certified Distressed Property Expert designation, or CDPE.

Tips for making a successful short sale transaction:

  1. Price the property properly. An experienced Realtor will run a Comparative Market Analysis (CMA) to determine the current fair market value of a property based on recent sales of comparable homes. Use your Realtor’s valuation to price your property properly. This saves time for all parties involved, and when it comes to short sales, time is of the essence.
  2. Offer a complete proposal. An experienced CDPE knows what a seller’s lender needs to make a positive decision, as well as what it takes to present a complete proposal. Again, time is of the essence. Work with a Realtor who has proven he or she can get the job done quickly and effectively. Choosing a Realtor with good, professional ties to your area’s lenders are a definite plus.

Martinis for Moffitt Donation

Martinis For Moffitt logoMartinis For Moffitt Donates $100K To Cancer Center!

We couldn’t be more pleased! Thanks to the generosity of sponsors like the Columbia Restaurant, JCIII and AT&T, and to EVERYONE who helped raise funds and made donations, this year’s Martinis For Moffitt event raised $100,000 for the Moffitt Cancer Research Center to help find a cure for prostate cancer. This year’s donation topped that of 2010 by $34,000, and since 2006 the event has raised nearly $350,000 to battle a disease that claims the lives of over 27,000 people each year.

Martinis For Moffitt is one of the largest independent fundraising events for the Moffitt Cancer Center Foundation. The event took place July 22nd in The Club Level in Raymond James Stadium, one of the Tampa-St. Petersburg area’s signature venues.

Back to School Tips

Back-To-School Tips 2011

Summer and your children’s summer vacations are winding down, and hopefully the last few months were filled with great family memories. If you’re like most parents, you’ve turned your attention to getting the kids ready for the beginning of the school year.  Here are some things to consider before sending them off for the first day of class.

Physicals and Eye Exams – Most schools require all students to have their immunizations up-to-date. And, if they play a sport, chances are your doctor will need to sign a statement saying they’re clear to participate. It’s also a good time to have their eyes checked. Get these done as early as possible.

School Supplies – Many schools provide parents with a list of what will be needed for the coming year depending on the student’s grade level. Shop early. The longer you wait, the fewer items will still be on the shelves. Check the sales flyers and the discount outlets, and don’t forget deals are available at office supply stores and even at your local grocery store.

School Clothes – No need to go overboard on this one and spend bundles on the latest fashion trends, but keep in mind that some schools have a dress code and others have a “uniform” of some kind. But remember, arriving on that momentous first day with a fresh look only makes a kid feel better. Shop now before supplies run out.

You’re reading this blog because you’ve decided to buy your first home. You’ve thought long and hard about it for some time. You’ve weighed the pros and cons, and decided taking the plunge is the right thing to do. You’ve saved for a down payment, prices are the lowest in years and you believe the timing couldn’t be better.

Now it’s time to focus on what you need and what you want. Here are some tips to consider and questions to answer:

  1. Decide how much room you need, or will need. Two bedrooms? Three? Four? And how many bathrooms? Space for an office? Pool? Garage? One car or two? Water access? Will your family be expanding?
  2. What kind of neighborhood or community suits you best? If you’re currently living in the neighborhood or community in which you want to buy, you already know it’s particular character, amenities, price range, style, pluses and minuses, etc. But if you’re somewhat new to the area, we suggest starting with an Internet search of online listings and locales to get a feel for where you might want to live.
  3. Choose a reputable real estate agent. He or she should be a good listener, and should fully understand what you’re looking for, the neighborhood in which you want to live and the price range you need to stay within. 12 Tips To Improve Your Curb Appeal In One Day

This is second in a series on Increasing Your Home’s Curb Appeal.

Remember, you never get a second chance to make a first impression.

There is a wealth of small, and not so small, projects you can do to improve the curb appeal of your home to better increase the salability of your property. Today, let’s focus on some exterior projects. If you’ve only got a day, consider these 12 steps:

  1. Create balance. If you plan to install exterior lighting for your front door, or your front walk, consider lights on each side of the door or path to create symmetry.
  2. Upgrade your hardware. If your existing lighting fixtures, your house numbers or even your lockset are looking old and worn out, replace them with shiny new hardware to add style and interest to your entryway.
  3. Paint your front door. Give your front door a fresh new coat of paint that says, “welcome.”
  4. Replace your mailbox. Giving your home a fresh look by replacing your mailbox and perhaps painting your mailbox post is a quick and easy project.
  5. Install outdoor lighting. We discussed the importance of improving your curb appeal with new landscaping in an earlier post.
